Building Inspection Department - 940-728-5050

Lantana requires building permits for construction of new residences, swimming pools, spas, fences and other additions.

Plumbing permits are required for all irrigation systems and water heater replacements.

Electrical permits are required for most modifications to electrical systems.

Mechanical permits are required for heating and air-conditioning system installation and replacements.


Lantana Community Association

The Lantana Community Association is the homeowner's association for Lantana.

The affairs of the Lantana Community Association are managed by a Board consisting of three individuals elected by Republic Property Group, the developer of Lantana.

Lantana Education/Charitable Foundation

Purpose

The Foundation was established exclusively for charitable, religious, scientific, literary or educational purposes, either directly or by contributions to other IRC § 501(c)(3) organizations, in furtherance of, or to carry out, its purposes.

Granting Policy

The terms of the Foundation’s Charter and its IRS Tax Exemption require that grants go beyond benefiting only Lantana. As of December 31, 2008, the Foundation had donated
$3,902,005 to the following recipients:

Denton Independent School District: $2,312,621

Medical Charities:                           $1,019,750  
·
Other Educational:                          $346,500
·
Other Charitable:                             $223,134

Administration

The activities of the Foundation are managed by its Members comprised of three (3) individuals appointed by the original landowner that established the Foundation. The Members serve without compensation for indefinite terms. Upon the death or resignation of a Member, the remaining Members may appoint a substitute or manage with a reduced number. The Members also serve as the Foundation’s Board of Directors.

Funding

The Foundation is funded primarily through a ½ percent (.5%) assessment on the sale of property within Lantana and through private donations. As of December 31, 2007, the Foundation had collected
$4,947,648 from the following sources:

·Private Donations: $225,000
·Homeowner Re-Sales (.5%): $602,714


Lantana Landscape & Garden Club

Open to all Lantana residents, the Lantana Landscape & Garden Club was formed in 2004 to exchange ideas, participate in community beautification projects and learn from local experts on subjects such as landscape planning, native plants, xeriscaping, seasonal color, trees and grass, attracting birds and butterflies, and a variety of other related subjects. Lantana Government Center - 940-728-5050

Lantana is located in unincorporated Denton County in Development District #4, Fresh Water Supply District #6 and Fresh Water Supply District #7.

A Fresh Water Supply District is a political subdivision of the State of Texas, authorized by the Texas Commission of Environmental Quality, to provide water, sewage, drainage and other services within the district's boundaries. The publicly elected Board of Directors manages and controls all of the affairs of the district, subject to the continuing supervision of the Texas Commission of Environmental Quality. The Board establishes policies in the interest of its residents and utility customers. A district may adopt and enforce all necessary charges, fees and taxes in order to provide facilities and service.

Lantana History

Republic Property Group bought 1,524 acres from the family-owned company of Rayzor Investments Ltd. in July 1999.

The community was first called Rayzor Ranch, before the developer changed the name to Lantana.

The original plans for Lantana included multifamily dwellings. This component was later dropped.

Initial plans also called for a Marriott Hotel adjacent to the golf club.

Construction on the golf course started at the beginning of 2000.

The Dallas Morning News wrote an article about the new community in May 2000.

CoServ Electric Cooperative supplied 30 million dollars in utility investment to assist in the development of the neighborhood.

The first new home was sold in February 2001.

The inaugural issue of the Lantana Live newsletter was produced in Fall 2001.

Lantana welcomed its 100th resident in July 2002.

Eugenia Porter Rayzor Elementary School opened in Fall 2002.

As of December 2003, Larkspur had the most homes completed.

LantanaLinks.com was launched in December 2003.

Additional acreage on the north end of the development was purchased by Republic Property Group in early 2004.

A 7,700 square foot expansion of the Lantana Golf Clubhouse was completed in October 2004.

The North Amenity Center, featuring a Community Room, opened in February 2006.

Two Lantana residents were elected for the first time to the Denton County Fresh Water District #6 Board of Directors in May 2006.

Lantana will eventually contain between 3,500 and 4,000 single-family homes.
