Lakeside Dining, Lake Grapevine Views top the wish-list of Flower Mound Residents for Lakeside DFW project

Over the past month, Realty Capital Management, LLC (“RCM”), has been meeting with Flower Mound residents in an effort to gather input to create a long-term development plan for Lakeside DFW, a 117-acre, master-planned project overlooking Lake Grapevine in southern Flower Mound. The project is located at FM 2499 and Lakeside Parkway

Overwhelmingly, the residents of Flower Mound have communicated through surveys and focus group meetings that the amenities they would most like to see at the project are lakeside dining, lakefront views, and pedestrian trails. The least requested amenities from those residents surveyed were dog parks and athletic fields. RCM is continuing to seek resident input and encourages all Flower Mound residents to complete the survey available on the Lakeside web site, www.LakesideDFW.com.

“We are so thankful for the contribution our neighbors have made thus far,” said Jimmy Archie, Managing Director of RCM. “While the process we are undertaking may seem simple, it is quite unusual for the development industry. By gathering resident input prior to presenting a plan, we hope to incorporate all of the most desired amenities into the Lakeside DFW project for the residents of Flower Mound to enjoy.”

Because of the property’s unique location along the edge of Lake Grapevine, the development team has been meeting with the Corps of Engineers to determine what amenities can be offered that involve the Corps property along the lakefront. In addition to meeting with residents and the Corps, RCM has been meeting with brokers, developers, and businesses to determine the market demand for development at Lakeside DFW.

The next step in the planning process will be to mesh the citizen input and the Corps property rules and regulations with the market demand for the property to create a first class development plan for the site. RCM will begin drafting a plan shortly after a scheduled work session with the Flower Mound Town Council on December 5th with the goal of applying for zoning entitlements in the first quarter of 2012.

Lakeside DFW Invites Flower Mound Homeowners Associations to Focus Group Meetings

October 31, 2011: In an effort to continue gathering resident input for the Lakeside DFW development on Lake Grapevine, the developer, Realty Capital Management (RCM) invited over 90 Flower Mound Homeowners’ Associations (representing approximately 30,000 residents) to meetings this week (November 1st and 3rd at 7:00 pm) at the historic 100-year old house on the property.

“It is very important to us to find out what the citizens of Flower Mound would like to see built on this property. Over the past month we have met with many of the residents that live close to the property, and we are now expanding our focus groups to a wider geographical base,” said Richard Myers, Managing Director of RCM. “We have extended an invitation to virtually all Flower Mound homeowners’ associations in an effort to reach as many residents as possible. We are taking many of the ideas generated at these meetings and incorporating them into our long-term development plan to create a very special project that everyone can enjoy,” commented Myers.

Recent focus groups have communicated that lakeside dining, lakefront views and pedestrian trails are amenities they would most like to see. RCM has been studying the topography of the land and meeting with the Army Corps of Engineers in order to incorporate these amenities into the development. Based on the residents’ feedback, RCM has also decided to add an additional 36 acres to the project. Much of this land is located at the southern most portion of the development, and it offers the best views of the lake. The additional land is owned separately by Peter P. Stewart, the father of the family members that own the adjacent 117 acres. “We are very excited that Mr. Stewart has offered to add the additional 36 acres of land to the project”, said Mr. Myers. “This additional land will give us a better opportunity to provide lakeside dining, lake views and the other amenities the residents desire.”

Lakeside DFW is a 150+-acre, master-planned project overlooking Lake Grapevine in southern Flower Mound. The project is located at FM 2499 and Lakeside Parkway. RCM will begin drafting a development plan shortly after a scheduled work session with the Flower Mound Town Council on December 5th with the goal of applying for zoning in the first quarter of 2012.

Lakeside DFW Developer Invites 35,000 Flower Mound Residents to Dinner

November 4, 2011: Lakeside DFW developer, Realty Capital Management (RCM) is hosting a dinner and tour of the Lights at Legacy on December 1st for all Flower Mound residents. This will be an opportunity for residents to visit The Shops at Legacy in Plano and see first hand how Legacy has developed over the years.

“After gathering input from Flower Mound residents over the past six weeks, we have an idea as to what they would like to see at Lakeside, and it is similar to The Shops at Legacy”, commented Richard Myers, Managing Director of RCM. “Many people have not been to Legacy so we decided to put together a tour so the residents can enjoy the holiday lights and dine at some of the many restaurants. Experiencing this development and getting a feel for what might be possible at Lakeside is the idea for the tour”, said Myers.

“We know this may seem a little crazy to invite the entire Town to dinner, but we think it could be great fun for the residents and a good way for us to get to know more of our neighbors. We will just have to rent more buses and reserve more restaurant tables if a lot of people RSVP,” Myers commented.

As August comes to a close we want to give you an update on our progress.

We are continuing to work with the Town's staff and consultants compiling information and ordering studies to meet the Town's requirements for a zoning and Master Plan change.

This past week we met with the Town's Planning and Zoning commission during a work session and we have meetings scheduled in early September with the Environmental Conservation Commission (ECC) and the Parks, Arts & Library Services Board (PALS).

Other anticipated public meetings coming up:

September 11th: Transportation Commission Public Hearing
September 24th: Planning & Zoning Work Session
October 8th: Planning & Zoning Public Hearing
November 5th: Town Council Public Hearing

Wake up Flower Mound. If the Lakeside project is approved in its current state, we will have to deal with more traffic gridlock on the south end of town with 2200 more multi-family units being built on prime real estate. GREED

if any houses are built anywhere you will have more cars. I recommend not allowing any more cars in like they do in London.

If you want to drive in flower mound, we can charge a fee and just set the number high enough to limit the number of cars that drive through. Plus it will generate tons of revenue

September has been another very busy month with extremely productive meetings with the Transportation Commission, the Parks Board, the Town Staff and the Planning and Zoning Commission.

Yesterday, we submitted the final version of the Development Code to the Planning and Zoning Commission for their review. A vote was to take place on October 8th however the Planning and Zoning hearing has been rescheduled for October 22nd.

The date change will benefit the newly-seated members of the Planning and Zoning Commission. While the new members have been following the project, they will have an opportunity to hear a presentation of the details of the zoning proposal on October 8th prior to voting on October 22nd. We want to ensure that everyone is comfortable with the specifics included in the code and we feel this will be helpful for everyone.

The change in dates for the planning and zoning public hearing is not expected to impact the Town Council's public hearing on the zoning request on November 5th.
