The town of Argyle is close to replacing its existing Comprehensive Plan to get back to its rural roots.
Argyle Mayor Don Moser, who was elected last spring, said that while he was campaigning and since taking the office, the overwhelming sentiment he has heard from residents all over the town was opposition to high-density residential growth. Several subdivisions with hundreds of small lots had recently been approved by the previous Town Council, and many residents don’t want their hometown to lose its rural small town charm.
Moser and a group of town residents and leaders began meeting to come up with revisions to the town’s Comprehensive Plan, which is a guideline — Moser likened it to a floorplan — for how the town should turn out. Among other things, it designates where the town wants to limit commercial and residential growth, and it can be reshaped, Moser said.
Two changes dominate the revised version, Moser said. For commercial, more specific commercial zones were added and commercial growth was limited to certain areas, mostly along Interstate 35W, Moser said.
The revised plan also brings back the town’s minimum requirement of 1 acre per residential lot.
“That’s a huge change,” Moser said. “It’s more in line with the views of the citizens as a whole … We want to get back to our 1-acre roots.”
Moser said it’s important for the town to manage a good balance of commercial and residential development along with preserving its rural atmosphere and maintaining roads.
“We have to pay our bills,” he said. “We have to be diligent to get that element of commercial so we can fund the town.”
The town’s Planing & Zoning Commission last week recommended approval of the revised Comp Plan, which is expected to go to the next Town Council meeting.
